Every buyer asks about price. Fewer ask about the factors that actually determine whether a plot will be a comfortable place to live and a sound long-term holding.

Access and approach roads. A layout is only as good as the road that reaches it. Check the width, condition, and connectivity of approach roads — not just on a map, but in person.

Surrounding development. Look at what already exists around the layout: occupied homes, shops, schools. Established surroundings reduce uncertainty about when the area will feel liveable.

Drainage and topography. Low-lying plots can face waterlogging. Visit during or after rain if you can, and ask about storm drainage.

Future infrastructure — verified, not promised. Treat announced projects as possibilities, not certainties. Base your decision on what exists and what is under construction.

Community and planning quality. Plot orientation, internal road widths, open spaces, and amenities shape daily life far more than a few rupees' difference in rate.
